What is the difference between a half bath and a partial bath?
I have a house for sale with a basement bathroom that consists of a toilet, sink/vanity, and shower head. The shower head really isn't usable since it is aimed at the toilet. There is a vinyl floor, and there are four wooden walls surrounding the bathroom with a latchable door. Is this a half bath or a partial bath? Can I list the house as "1 1/2 baths", specifying that the 1/2 bath is in the basement? Thanks!

- LOL.......why do u have a shower head aimed at the toilet? Anyway, since this is not used to take a shower in, I would consider this a 1/2 bath.
- I think this is what would be called a "mud room". It's for cleaning up after being outside getting all kinds of messy. But since the shower is not usable in the traditional sense, I would call it a half bath.
- you have a full bath (tub and shower, sink and toilet) you have a 3/4 bath (shower, sink and toilet) you have a 1/2 (toilet and sink) you have a 1/2 (toilet) never heard of a partial bath. All bathrooms and bedroom below grade do not count as GLA (gross living area) on an appraisal. If you have two bedroom & 1 bath above grade and 2 bedroom and a full bath below grade on appraisal you would have a 2 bed and one bath house with 1 bath and 2 bedroom in the basement. The basement is rated different than GLA rooms. Most realtors and homeowners don't understand this. I can not compare a 1,800 sf (GLA) 4 bed, 2 bath house to a 900 sf GLA 2 bed, 1 bath house with a basement of 900 sf with 1 bath and 2 bedrooms, even though they both have 1800 sf and 4 bedrooms because 900 sf and 1 bath and 2 bedrooms are below grade.
